New Construction Pre-Pour Inspection
- Site and Building Information: When available, we review the plans and permit for the home. We also provide thorough site photos and/or video documentation.
- Foundation Systems: We inspect the bearing soil conditions, that the vapor barrier has been installed properly and securely, the formwork for the foundation walls, and the reinforcement of the perimeter beams and footings.
- Electrical Systems: We verify the utility rough in to the building
- Plumbing Systems: We evaluate the water supply and distribution as well as the lateral waste drain and vent pipes to verify if there is enough fall and they are properly installed.
- Mechanical Systems: If installed, we inspect the exterior compressor pad/base.
New Construction Pre-Drywall Inspection
- Framing Members and Structure: We inspect the roof structure and sheathing. We verify that the ridge, hip, and valley rafters have been properly braced and support hangers are installed on all required components. We inspect the ceiling framing and that the attic access has been properly framed. We look closely at the garage door opening and verify it has been properly sized. We inspect door and window framing, steel lintels, framing fasteners, and the structure of the fireplace and chimney.
- Roof: We inspect the roof covering, check that the roof covering is properly trimmed around vents, that flashing has been properly installed as well as attic soffits and vents.
- Exterior: We will look to make sure the wall sheathing has been installed correctly as well as the facia and soffits, windows, exterior doors, porches, gutters, downspouts, and the foundation.
- Interior: We evaluate walls and columns to make sure they are plumb and not bowed. We inspect stairs, stair framing and clearances, landings, steps, and handrails. We verify the subflooring is installed and secured appropriately. We examine various blocking for cabinets, hardware, pedestal sinks, and tub/shower(s). We scan the interior to verify that construction debris has been removed.
- Plumbing systems: We inspect stub outs and shower arm(s) to be secure, pipes to be properly placed inside the walls, nail guards to be properly installed, clean out to be present and capped so as not to capture any debris during construction, and that drains have a visible fall for proper drainage. We also inspect that gas lines have been installed and their stub outs are secure.
- Electrical Systems: We inspect the breaker panel set, wiring, nail guards to be properly installed and secured, meter box set, and that the grounding/bonding wire is properly secured.
- HVAC systems: We evaluate that the ducting is properly installed and sealed, return air ducts are in place, and that the refrigerant line is properly supported. Often times at this phase of construction the air handling units have not yet been installed, but we make sure the systems the units will connect to are ready for proper installation.
- Venting Components: We verify there are bathroom vents, hood vent(s), plumbing stack vents, a fireplace exhaust vent, and that the dryer vent has been installed and properly sealed and terminated.
New Construction Pre-Closing Inspection
Before closing on your new home, our inspectors will conduct a pre-closing inspection to:
- Identify any issues that may have arisen during construction or subsequent inspections.
- Verify that all punch list items have been addressed.
- Provide you with a detailed report of the home’s condition.
New Construction Warranty Inspection
After closing on your home, we offer warranty inspections to:
- Document the condition of the home at the time of closing.
- Assist in resolving any warranty claims that may arise.
- Provide ongoing peace of mind.
